Mortgage inspections, what is it?

A mortgage search (also known as a mortgage survey or real estate assessment) is a document that allows you to determine whether a person (natural person or legal person) is the owner of a property and to identify if there are liens on the property itself, through the verification of the transcripts for and against the person who owns it.

The mortgage inspection allows consultation of the registers, notes and securities deposited with the Agency’s real estate advertising services.

To access, you must be registered with the Entratel / Fisconline online services.

 

Requirements

 

The first 30 deeds transcribed and registered in the archives of a specific Real Estate Registry relating to an immovable property (building or land) or to a person (natural or legal) are listed in the mortgage. These can be:

of a voluntary nature, for example buying and selling, taking out mortgages, mortgages (perhaps required for the opening of mortgages or loans) and cancellation of mortgages
of a prejudicial nature, for example foreclosures, judicial mortgages (or injunctive decrees) and citations (deeds contesting ownership of a property or require the conclusion of a preliminary contract)
From the mortgage it is also possible to know, thanks to the transcripts in the list of formalities, the type of deed of origin in relation to the acquisition of the right to a property, or if the property derives from a sale, a donation, succession or other type of deed.
